Whelan Associates to Develop 20,000 Square Foot Airplane Hangar and Office Complex at ISM




Whelan Associates, a national commercial real estate investment and services company, will construct a 12,000 square foot airplane hangar and 8,000 square foot office at the Kissimmee Gateway Airport (ISM). The 20,000 square foot building will serve as a primary maintenance facility and operations center for aviation businesses. The parcel of land is 3 acres located in the Northwest corner of the airport, West of runway 15-33 and North of Taxiway C. The project will include the construction of one 20,000 square foot airplane hangar with office component, preparation of a future pad site for a similar 12,000 square foot hangar, creation of 35,000 square foot ramp surface, ramp entrance to Taxiway C, and a parking lot with 64 parking spaces.


Whelan Associates Florida is in advanced discussions to develop 11 additional acres along the East side of the airport. The Patrick Street redevelopment project at the Kissimmee Gateway Airport in Florida is part of the airport’s overall master plan to modernize existing airport infrastructure and bring additional jobs to the area. The airport has recently completed the $3.7MM airfield lighting vault and we are in the process of preparing the design for the new $16MM air traffic control tower. Using grants from the FAA and Florida Department of Transportation, the $5.8MM improvement project along Patrick Street (East side of the airport) includes extending taxiway Echo 1,600 feet to enhance air traffic circulation in this area of the airport, as well as removing outdated and abandoned cargo hangars constructed in the 1980’s. Once completed, there will be 11 acres of developable land to construct up to five 15,000 square foot hangars and office space of which Whelan Associates has controlling rights to develop.
